Indicative feasibility only. Results depend on the completeness, scope and accuracy of entered assumptions. Missing costs may overstate profit. No guarantee of planning approval, funding, sale value, completion or return. Verify material inputs with appropriate professionals before committing.
1. Purpose of Feasomate
Feasomate is property-development decision-support software supplied by Globalcsm Pty Ltd. It calculates indicative feasibility outcomes from information and assumptions selected or entered by the user. It is designed for early assessment, option comparison, due-diligence preparation and professional discussion.
2. What can be relied on
Feasomate applies its documented calculation methods to selected inputs. Calculations can contain software defects, rounding effects or unsuitable modelling assumptions and need independent review before material decisions. Outputs are estimates, not verified facts about a site, approval, contract, market, lender or tax position.
3. Inputs Feasomate does not independently verify
Unless an input is expressly identified as connected to a named current source, Feasomate does not independently verify ownership or title, easements, covenants, zoning, overlays, development standards, permissible use, approval pathway, physical site conditions, contamination, biodiversity, flooding, bushfire, heritage, servicing, construction scope, quotations, programme, sales evidence, valuation, finance availability, duty, land tax, contributions, GST eligibility or income-tax consequences.
4. GST and tax estimates
GST outputs are estimates based on the selected treatment and entered eligibility assumptions. The margin scheme is not automatically available for every transaction, and contractual history can materially change the result. Input tax credits also depend on actual acquisitions and creditable purpose. Confirm GST, duty, land tax and income-tax treatment with appropriately qualified advisers before exchange, settlement, development or sale.
5. Planning and development approval
A capacity or yield result is not confirmation that a development is permissible or capable of approval. Planning instruments, maps, controls, policies, contributions, referral requirements and site constraints can change. Verify the property and proposal with the relevant authority and suitably qualified planning, surveying, engineering, environmental and legal professionals.
6. Costs, values, timing and finance
Construction costs, contingency, escalation, programme, sale prices, absorption, interest rates and loan terms are forecasts. Obtain current project-specific evidence such as a quantity-surveyor cost plan, builder pricing, agent or valuer evidence, authority advice and a lender term sheet. Feasomate does not guarantee funding, approval, completion, sale price, timing, profit or return.
7. Guided decision review
Guided review features may explain results or propose assumption changes. Review output can be incomplete or incorrect and is not the calculation engine. No proposed change should alter a project unless the user reviews and approves it. Deterministic calculator outputs remain subject to the same input and verification limitations.
8. Different users, same verification standard
A homeowner can use Feasomate to understand a duplex opportunity and prepare informed questions. Builders, consultants and development companies can use it as a standardised first-pass model and audit trail. The scale or experience of the user does not remove the need for project-specific evidence and professional review before material decisions.
9. Professional advice and responsibility
Feasomate does not provide financial product advice, credit assistance, tax advice, legal advice, valuation, engineering, quantity surveying, building certification or planning advice. You remain responsible for inputs, interpretation, decisions and obtaining advice appropriate to your circumstances.
10. Assisted estimates and explicit acceptance
Suggested allowances are provisional scenario inputs, not independently verified market benchmarks or project-specific quotes. Accepting an allowance records your choice; it does not verify that the amount is suitable. Low/base/high presets are Feasomate test settings, not surveyed market rates or statistical confidence intervals. The preparation date and acceptance records are retained. Official reference links explain verification and cost categories; they do not endorse the numeric presets. Holding amounts, construction prices and statutory assessments require user evidence. An accepted zero is still an assumption and must have a reason.
11. Timing and fee conventions
Monthly holding costs include both the first and last selected month. Linked holding rows follow final sale settlement; they do not estimate all later obligations. Percentage commission uses GST-inclusive sale proceeds, with commission GST treatment selected separately. Per-sale legal costs follow dwelling or lot counts. Fixed budgets do not automatically increase with duration. Review the scope of existing cost rows before adding allowances to avoid duplication.
12. Exported reports
This report is an indicative input snapshot, not a certified valuation, lender assessment or professional advice. It may include unsaved changes. Excel snapshot values do not recalculate when edited. Re-run Feasomate when assumptions, evidence or project timing change.
13. Consumer rights
Nothing in these disclosures excludes, restricts or modifies rights, remedies or consumer guarantees that cannot lawfully be excluded under the Australian Consumer Law or other applicable legislation.
Stop relying on the affected report, retain the inputs and report version, and contact Globalcsm Pty Ltd. Re-run the model after any assumption or source changes.
